What are the plans for the Village?
The proposed mixed-use project will provide a mix of residential and commercial uses, and easy access to South Coast Plaza, the new Orange County Museum of Art and the Segerstrom Center for the Arts. Restaurants, grocery, brewery, and retail uses will also be part of the redevelopment.
Does the Village proposal comply with the city’s General Plan and Zoning?
Yes! The proposed Village redevelopment is under what is allowable in the city’s General Plan.
Will the residential be for sale or for rent?
The residential will be for rent and provide housing opportunities for residents in Santa Ana’s South Bristol Street Area.
Where will people park?
There are 3,278 parking spaces included in the redevelopment plans. And it goes without saying that ensuring parking at the Village is more than adequate is a top goal to avoid impacts to South Coast Plaza and our surrounding neighbors.
Will there be parks or other outdoor amenities?
The proposed redevelopment includes 3.6 acres of open space that will be accessible to anyone visiting the Village. The residents will have an additional 3.3 acres of outdoor and amenity spaces for their use.
What about traffic, will there be impacts to our streets?
As part of the city’s environmental review process a thorough traffic analysis will be completed. The project will be required to mitigate any impacts that result from the redevelopment of the Village.
Will sidewalks be improved or added?
The Village is located in a Pedestrian Opportunity Zone. A network of paths will connect residents, visitors, and other users from one space to another. Paths and sidewalks would provide access to and from the Village and allow residents and visitors to walk to nearby destinations. The plan also includes a proposed Fitness Loop that would provide both a recreational amenity to residents and a functional component of the pedestrian network – enabling runners and pedestrians to reach all spaces the Village has to offer.
We have a lot of bicyclists in Santa Ana, how will the project provide for bicyclists?
A network of bikeways is proposed to enable residents and other users to travel to and from the Village via bicycles. The proposed bicycle network has been designed in accordance with the planned bikeways identified in the city’s General Plan, which include a new Class II bike lane along Sunflower Avenue, planting strip, and sidewalk and a new Class I bike lane along Bear Street. There will also be areas for users to park their bicycles during their stay.
How will the project impact utilities – electricity, sewer, water?
Utilities – connections and extensions, distribution lines, and collection lines – would be extended and/or upgraded. Studies are underway to determine what additional off-site improvements may be needed.
Even with all the rain this year, we are still in a drought. Is there water for the project?
Yes! The city’s water is primarily from local groundwater, followed by imported water from the Metropolitan Water District of Southern California (Metropolitan), and recycled water. Orange County is a world leader in water re-use, and this forward planning has ensured the ground water basin is continually replenished. This with a mix of recycled water for parks, medians, and pathways ensures future water availability and reliability.
Will the project impact schools?
Santa Ana’s public schools have played in important role in the family’s history, with generations of family members attending them. We will work with Santa Ana Unified, the city, and local schools to evaluate and address any impacts that may result, as well as, our continued and ongoing involvement with the schools’ programs, clubs, and the like.
What will happen to the existing stores, restaurants, and other tenants?
Our team has been meeting with and talking to our tenants for sometime now. Each business is different, and we will work with each of them on what their future business plans include.
